Looking for something affordable? The two bedroom, two bath Windjammer is the one for you. With 1,216 square feet of living area plus your own private lanai this unit is one of the best waterfront deals on the entire lake! Starting at $159,900, it is our most inexpensive unit and they wont last long at this great price! If you need something a bit bigger than the Windjammer but still want a good deal, the Mariner is a wonderful option. Starting at $179,900 for a first floor unit, it is 1,502 square feet and has two bedrooms and two bathrooms and its own private lanai. With its nice wide open spaces and great floor plan, the Mariner is the best value that Northshore Harbor has to offer and has the lowest price per square foot! The first building for Northshore Harbor condos is looking good. The exterior stone and stucco finish is going up, and with some dryer weather the parking lots, roads and gates are going into place. The scheduled completion date is May 1st for the first building, the roads, the parking lots, swimming pool the grounds and all the pieces necessary to have an incredible waterfront community. The interior units are being now finished out and the patio views are breathtaking!!! These great waterfront condos are beautiful and at with our special construction pricing and incentives they won't last long.

 I have to say how proud I am to be part of RE/MAX of Texas! Julie, Hope and I attended the RE/MAX of Texas statewide convention the last 4 days in Galveston at Moody Gardens. The city of Galveston has come a long way since Ike. It is a great place and definitely back in business. The convention was over the top! RE/MAX of Texas celebrated it's 35th Anniversary by providing us the absolute top speakers and teachers not only in the real estate industry but also in the world of technology and internet with classes solid for 3 days. Wow great stuff!!! Thanks to Richard Filip and his outstanding staff for cutting edge tools and education to make sure we remain the top in our market. Also the Fun Night party at the Moody Gardens Aquarium and the Awards Gala, Casino Party the Doppleganger band wow what a great time! And the best part, spending time with all our friends and making new ones from all over the state, who happen to be the best real estate people in TEXAS. Now back to work at LakeSide Dreams on beautiful Richland Chambers Lake, which is filling up by the way, ready to conquer the world!

It's not often you get to toot your own horn, but here goes... RE/MAX LakeSide Dreams has been in the Richland Chambers Lake market for 3 years this week!! We moved in and began manning the LakeSide Dreams office right in the middle of the Richland Chambers lake area (just check the map) in 2009 which turned out to be 'the crash' for this market. We immersed ourselves in all things Richland Chambers and not only survived that first year but did well. Since then through hard work, lots of long hours and days, studying the Richland Chambers market intensely, and unwaivering dedication to our clients and customers we have dominated this market for the 3rd year in a row. Thanks to all our team members, staff and fellow RE/MAX agents. We look forward to serving Richland Chambers, Corsicana, Navarro and Freestone counties in 2012.

Northshore Harbor Con dos continues; Progress is being made daily on many aspects of construction at Northshore Harbor. Not only is the building going up, infrastructure construction is well underway as well. As for the buidling, the windows are in, the building is wrapped and handrails are being installed on the stairways. The roof is completed and the building is almost "dried" in. The mechanicals are all in place and some exciting automation upgrades will be available (stay tuned). The interior finish process has begun and the exterior of the building is really taking shape. Sofffits, arches, patios and walkways all are all being finished out in preparation for the stone and stucco. If you have not been on site, the building is right on the water and the views of Richland Chambers are fantastic. Every condo has its own private lanai looking out over the 3rd largest body of water in the state and the possibilities are endless. From the picture you can see the sky clouded up and threatening....hmmmm

It's that time of year again. How do you spend those winter days when it is just too cold to be on the lake? Go to the boat show! The 2012 Houston International Boat, Sport and Travel Show is in full swing at Reliant Center at Reliant Park. The Reliant Center is right behind Reliant Stadium and next door to the Houston Astrodome. This is the largest show of its kind in the entire Southwest. It is our fourth boat show to attend so we are starting to feel like veterans. Every year it is great to meet and talk to people from all over the state and to spread the word about Richland Chambers. It is always a lot of work, but always a lot of fun! Every show has the newest models and the coolest equipment for maximizing your lake and outdoor experience. You start to feel like a kid in a candy store walking through the show-- Julie was so impressed that she bought a brand new Seadoo at the Dallas show in 2009. This year we have prepared a whole new set up. Come and check out our new backdrop featuring Northshore Harbor Condominiums and Richland Chambers Lake. Here's a sneak peek of our new set up! With a record setting drought this year, lakes across all of Texas have greatly suffered. Richland Chambers was no exception as it fell eight and a half feet at its lowest point this year on December 3rd. With the lake level at 306.31 feet, that was the lowest the lake has been since 2006! Luckily, a good bit of rain here and there has accompanied the winter season and we have gladly welcomed the rainy days. The month of December has yielded 4.71 inches of rain pointing us in a direction out of this drought. This brings the total rain for 2011 to 49.86 inches so far. 
The November and December rains have helped to refill all of the stock tanks, small lakes, creeks, etc. around the area so it appears that the lake will receive more run off in the next rains. You can visit www.corad.org for more information on this. As of today, the lake is 7.67 feet below the full pool of 315 putting the current level at 307.33 feet. This means that the lake has risen almost a foot in less than one month! This is good news across the board and we hope to see this pattern continue. Construction is moving right along here at Northshore Harbor Condominiums, quickly turning this great waterfront dream into a reality! Our excitement is continuing to build with the progress of construction as we are able to get an actual idea of the layouts of floor plans, the incredible views and the general waterfront experience these condos will provide. Just last weekend around sunset, we crawled through the construction, up several ladders and scuttle holes to the fourth floor where we made our way to the biggest floor plan available, the Yachtsman. As you can see in the photo below, the views are breathtaking and almost indescribable. This great unit faces west and looks into the sunset and over the Shores Peninsulaan incredible view.  Heres the latest construction update. The roof trusses were put up with a Sky-Trak lift only last week and they already have the entire frame and deck of the roof in place! They are currently putting on the felt which only leaves the shingles before we have complete roof! The stairwells are also being built, with the first floor stairs already in place. The electricians, plumbers, and the HVAC guys have also been hard at work. Between them and the guys working outside, the condo site is busy every day. The plumbers have completed the rough-in up through the fourth floor including bathtubs and shower valves, the HVAC rough-in is under construction on the fourth floor, the electricians are finished on the first two floors and are working on the third and the waste water treatment plant is underway. Wow, there is a lot going on! At this rate, construction will be complete before we know it. Northshore Harbor Condos is contributing to the local economy by using local contractors. Area Wide Services, located just up the road on US 287, is providing all the HVAC equipment and installation. James and his company have been doing a great business here on Richland Chambers for many years. Our local McCoy's store is providing all the building materials for the project. Their response has been tremendous. Leon and crew have been getting everything as needed. The electrical installation is being done by Mitchell Electric also located right here on US 287. Paul Mitchell and company have been providing service through this family owned business for almost a generation. We are proud to see our local economy allready experiencing benefit from this great project!
